UCC Permit Exempt Residential Work

 

 A Building Permit is NOT required for the following residential work:

            1.   Fences less than 6 feet high.

            2.   Retaining walls less than 4 feet high, unless the wall is used for structural bearing.

   3.   Water tanks that are less than 5,000 gallons and are supported directly upon grade.

            4.   Sidewalks and driveways that are 30 inches or less above grade and not placed over a     basement or story below it.

            5.   Exterior or interior painting, papering, tiling, carpeting, flooring, cabinets, counter tops, and similar finish work.

           6.   Prefabricated swimming pools that are less than 24 inches deep.

           7.   Window awnings that are supported by an exterior wall and do not project more than 54 inches from the wall.

          8.   Replacement windows and doors that do NOT require any framing alterations.

          9.   Replacement of existing roofing materials if 25% or less of total roof area is replaced in any 12 month period.

       10. Replacement of existing siding.

       11. Repair or replacement of any part of a porch or stoop which does NOT structurally support a roof located above it.

       12. Installation of additional roll or batt insulation.

       13. Replacement of exterior rainwater gutters and leaders.

       14. Installation of an uncovered deck where the floor of the deck is 30 inches or less above grade. 

 

An Electrical Permit is NOT required for the following:

            1.   Replacement of lamps or the connection of approved portable electrical equipment to approved permanently installed receptacles.

             2.   Replacement of installed electrically operated equipment such as doorbells, communication systems, and motor operated devices.

             3.   Installation, alteration or rearrangement of communication wiring.

            4.   Replacement of a dishwasher.

            5.   Replacement of a kitchen range hood.

            6.   Installation of battery powered smoke detectors.

 

A Gas Permit is NOT required for the following:

             1.   Portable heating, cooking, or clothes drying appliances.

             2.   Replacement of a minor part that does not alter approval of or make equipment unsafe.

             3.   A portable fuel cell appliance that is not connected to a fixed piping system, and is not interconnected to a power grid.

 

A Mechanical Permit is NOT required for the following:

             1.   A portable heating appliance.

             2.   Portable ventilation appliance or cooling unit.

             3.   Steam, chilled or hot water piping within heating or cooling equipment.

             4.   Minor part replacement that does not make equipment unsafe.

             5.   Self contained refrigeration systems that contain 10 lbs. or less of refrigerant, or are put into action by motors and are not more than 1 horsepower.

             6.   Portable evaporative cooler.

             7.   A portable fuel cell appliance that is not connected to a fixed piping system, and is not interconnected to a power grid.

 

A Plumbing Permit is NOT required for the following:

            1.   Replacement of bib valves, if the replacement valves are provided with an approved vacuum breaker.

            2.   Refinishing of existing fixtures.

            3.   Repair of leaks and clearance of stoppages.

            4.   Replacement of faucets, traps, kitchen sinks, water closets, domestic clothes washers, lavatories and dishwashers, and valves other than shower or combination shower/bath valves.

 

A HVAC Permit is NOT required for the following:

         1.   Replacement of pumps, motors, and fans of the same capacity.

         2.   Repair and replacement of heating supply, return piping, and radiation elements which do not require rearrangement of the piping system.

         3.   Repair and replacement of air conditioning equipment and systems, control devices for heating and air conditioning equipment and duct work.

         4.   Replacement of a kitchen range hood.

         5.   Replacement of ovens, clothes dryers, or stoves provided that there is no change in fuel type, location, or electrical requirements.

 

General UCC Exemptions that do NOT require permits are the following:

 * Existing buildings and detached uninhabitable accessory structures under 500 square feet: carports, greenhouses, and historical buildings.
